Deepwater – an attractive site ready for a tender investment in the Port of Gdańsk
Unique on a European scale, on a property located in the deep-water area of the Port of Gdańsk, directly next to the Ore Pier, it offers a unique opportunity for potential investors. Port of Gdańsk Authority SA (ZMPG S.A.) has just announced a tender for its long-term lease. At nearly 24 hectares, the site is due to be partly developed for the purposes of grain handling. The site has a valid building permit for an agricultural cargo handling terminal. The Port of Gdańsk Authority is seeking bids involving the diversification of the cargo groups being handled.
This property has an immense potential. Its unique location near the deepwater part of the Port of Gdańsk, in combination with the investments on both land and water carried out recently by ZMPG S.A., PKP PLK and the Maritime Office in Gdynia, is unique on a European scale and guarantees business success. The area has a valid building permit, which includes railway tracks, a parking lot, roads, the hydrotechnical infrastructure required for mooring ships and the infrastructure required for grain storage and handling. According to the local spatial development plan, the property is intended for production and service purposes.
An unquestionable advantage of the property is its excellent accessibility. More than two years ago, the modernisation of the internal traffic system within the External Port was completed, with the aim of bringing rail and road traffic to the deepwater handling terminals. A total of 7.2 km in roads, 10 km in rail tracks, including the access railway to the property, as well as 4 bridges have been constructed. Other entities, including PKP PLK, have also made investments at the port. As part of the “Improvement to the railway access infrastructure for the Port of Gdańsk” project, more than 70 km in tracks, 13 level crossings and pedestrian crossings have been rebuilt. This investment has definitely helped to boost the rail capacity and, as a result, the attractiveness of the Port of Gdańsk in the eyes of investors.
The Maritime Office in Gdynia has already taken care of improving access from the sea to this part of the port. December 2019 saw the completion of the modernisation of the fairway for the Northern Port. The world’s largest dredger was employed here as part of the road reconstruction. Now the approach fairway is wider and deeper (technical depth is 18 m). Safe entry of vessels into the harbour is also ensured by a new turntable. This enables the bi-directional navigation of vessels, including larger ones that previously were unable to enter and leave this part of the port at the same time. Another milestone in the development of the port came with the completion of the outer breakwaters.
All these investments have been crucial for the port business, increasing the competitiveness of the port and its share in Baltic direct shipments. Thanks to this, the Port of Gdańsk has been the fastest-growing European port of the last decade. At the moment, it ranks 6th in the European Union, ahead of Marseilles, Barcelona, Constanța and Valencia. Importantly, it remains the leading container port in the Baltic Sea and is in second place for handling in general. It is the only port on the Baltic Sea capable of handling the largest world-class ocean-going vessels.
“One of our assets is that we are a universal, limitation-free, ice-free and deep-water port. At the end of Q1 2023 (according to Eurostat), we were ranked 5th in the European Union with a 51% increase in handling operations. We are ahead of such ports as Bremerhaven and Barcelona. Throughout 2023, we handled 13 million tonnes of goods more than in 2022,” says Łukasz Malinowski, CEO of the Port of Gdańsk.
