The last major property in the Inner Port put up for tender

There is a chance that a plot of almost 8 hectares, commonly known as ‘Rybka’ located near ‘Fosfory’, will be developed. This task is part of the long-term investment strategy of the Port of Gdańsk Authority concerning the development of the Inner Port. Late 2023 saw the completion of the redevelopment of the Industrial Quay area, a project that has dramatically improved the traffic flow in the vicinity of the property put up for tender. This marked the starting point for the commercialisation of the site.

‘The property on Chemików Street is situated in the second line from the Industrial Quay, and this location enables the transportation of goods by sea and handling in ship-to-quay, quay-to-ship traffic’, explains Piotr Borowski, Account Manager at Port of Gdańsk Authority SA. ‘We want to renew the area. We would like the tenant to generate marine handling operations. We offer a long-term contract for 30 years and we expect the investor to allocate a minimum of PLN 25 million to the project. We offer attractive rates for the period of the project’.

The Local Development Plan states that the property is intended for industrial, port and/or warehousing functions requiring access to the quay, with commercial buildings over 2,000 sq m excluded as undesirable.

It is forbidden to pursue any activities on the property premises that are related to the storage, handling and marketing of commodities that are excessively dusty beyond the boundaries of the property and hinder the operation of other entities; gases, oil and petroleum products; radioactive elements and coal in any form. At present, the Industrial Quay is home to bulk terminals that mainly handle aggregates, minerals, cereals, metal scrap, soda, fertilisers and molasses.

Communication first

The Port of Gdańsk Authority makes investments not only in the deep-water Northern Port. For several years now, multi-million dollar investments have been underway to develop the Inner Port. In 2022, a 7 km long section of the fairway was dredged. In addition, over 5 kilometres of quays were modernised. These investments have increased the maximum draught of ships able to enter the Inner Port. Another undertaking of key importance for the development of this part of the port, namely the reconstruction of the Industrial Quay area, was completed in late 2023. Financed in part by the EU, the project consumed more than PLN 82 million.

The project was undertaken with an eye to future business partners and investors wishing to establish their businesses in the Inner Port. The name of the project is ‘Extension and modernisation of the core network nodes in the port concerning accessible road and rail infrastructure’. The project involved, among other things, the reconstruction of the railway and road system between the Industrial Wharf and Ku Ujście Street and between Chemików Street and the ferry crossing abutment at Bosmańska Street over the Kaszubski Canal. The upgraded and new roads are about 1.6 km and the tracks are about 6 km. All road surfaces have been constructed using cement concrete technology. Apart from the above, the water, sanitary, electricity and teletechnical networks have been rebuilt. A stormwater drainage network and street lighting have been developed. Also, new fencing of the area and two guard posts have been built.

‘The project has enabled us to call for tenders for the lease of “Rybka”, an area that was previously unused. The fact that the Industrial Quay is now connected to external roads provides an advantage for potential investors. This project has significantly improved communication in the area around the Industrial Quay from the land side and, as a result, handling operations. Moreover, the reconstruction of the Industrial Quay itself is underway. Since January this year, investments have been underway on the water side: the construction of the bottom reinforcement and the replacement of the buffer line. Dredging work has been carried out to enable ships to approach the quay safely. The work is due to be completed in January 2026. The cost is nearly PLN 30 million’, adds Piotr Borowski.
